Bel-Red
A former light-industrial corridor between Bellevue and Redmond being transformed into transit-oriented mixed-use neighborhoods around light rail.
Bel-Red is the corridor along Bel-Red Road between downtown Bellevue and Redmond, long a zone of warehouses, auto shops, and light industry. It is the focus of the Bel-Red Corridor Project, a roughly 900-acre redevelopment effort. In 2009 the Bellevue City Council adopted a rezone allowing buildings up to about 13 stories (150 feet) and mixed-use development blending housing, offices, retail, and open space.
The corridor's catalyst is the Spring District, a transit-oriented urban village. Wright Runstad and Shorenstein Properties bought a 36-acre former Safeway distribution site in 2007, and the master plan called for roughly 1,000 residences, about 3 million square feet of offices, and 16 acres of open space replacing the old warehouses.
The Spring District light rail station opened on April 27, 2024 as part of Sound Transit's 2 Line, cementing the area's shift to transit-oriented density. Outdoor retailer REI built a headquarters campus here before selling it during the pandemic to Meta (Facebook), one of several tech tenants drawn to the redeveloping corridor.
