Onni 606
A three-tower, ~600-ft mixed-use complex under construction on the old Barnes & Noble block — billed as the largest construction project in Washington State.
Onni 606 is a three-tower, mixed-use megaproject under construction on the western edge of Downtown Bellevue, rising on the roughly four-acre block once occupied by Barnes & Noble at 606 and 620 106th Avenue NE. Developed by Vancouver-based Onni Group — which acquired the site in 2019 for about $116 million — it has been billed as the largest construction project in Washington State.
Three towers, each reaching Bellevue's roughly 600-foot height ceiling, share a common podium and five below-grade parking levels with 1,712 stalls. Tower 1 (53 stories) pairs a hotel of about 317 suites with roughly 425 residences; Tower 2 (54 stories) is all-residential with about 634 homes; and Tower 3 (45 stories) holds around 896,000 square feet of office space plus an on-site daycare.
All told the towers add about 1,289 homes and more than 300 hotel rooms to the downtown core. The site carries a 15,000-square-foot public plaza, ground-floor retail, a through-block pedestrian path, and a 30-foot-wide segment of the Grand Connection — the city's signature pedestrian route. The architect of record is IBI Group.
